2257 Variance for 157 Paxton Street, zoned Community Commercial General (CCG), filed by PinnacleHealth Hospitals, to demolish an existing structure and construct an accessory surface parking lot. Per Section 7-311.8(a) of the Zoning Code, surface parking lots are not permitted uses in the CCG district. The Applicant is also requesting Special Exception relief from the parking lot screening requirements in Section 7-319.7(2) and Special Exception relief from the area requirements for signage in Section 7-311.8(d)(5).

Tonight, Harrisburg City Council will consider Resolution 43-2012--A Resolution to approve the marketing plan for the sale or lease of the property commonly known as 157 Paxton Street, Harrisburg, Pennsylvania 17101 (the “Property”) for the maximum proceeds by utilizing the services of a Pennsylvania licensed real estate agent in good standing with the Pennsylvania Real Estate Commission.

After having owned the property since February 5, 2009, the City is now preparing to sell it. However as City Solicitor Jason Hess points out, "The property was in a lot better condition back then." The neglected City property has endured two floods and lack of maintenance. According to the Director of Building and Housing Jack Robinson, the property has appraised at $183,000.

This property was a point of issue in a Dauphin County judgment against the City of Harrisburg. An unpaid balance of the approximate $660,000 judgment was cited as one of the criteria in Mayor Linda Thompson's application to the State's municipal financial recovery program, Act 47.
